Rental Profitability of the Villa
Villa “Valeria” was successfully rented out at a rate of 150 EUR per day. Considering a season of 120–150 days, the rental income per floor amounted to 18,000 EUR. From this amount, Booking commission, taxes, and maintenance costs after guests’ departure should be deducted. Divide by half. 9,000 EUR per year is the realistic net income for the villa owner from renting out one floor.
With simple calculations, the realistic net annual rental income from all 3 floors of the villa would amount to approximately 27,000 EUR, provided the owner delegates everything to third parties.
If the rental process is optimized (own website with booking system, regular customer base, optimized facility service), the net rental income of Villa “Valeria” may reach up to 50,000 EUR per year.
If renovation works are carried out to upgrade the interior and exterior to luxury level, the daily rental rate may increase to 200–300 EUR, i.e. 1.5–2 times. By simple calculation, the rental profitability of Villa “Valeria” can be increased to 75,000–100,000 EUR per year.
