Rental Profitability of the Villa
Villa “Valeria” was successfully rented at a rate of 150 EUR per day. With a season of 120–150 days, rental income per floor amounted to 18,000 EUR. From this amount, Booking commission, taxes, and post-stay maintenance expenses should be deducted. Divide by half. 9,000 EUR per year is the realistic net income for the owner per floor.
By simple calculation, the realistic annual net income from renting all 3 floors would amount to approximately 27,000 EUR, provided the owner delegates management to third parties.
If the rental process is optimized (own website with booking system, regular customer base, optimized facility service), the net income may reach up to 50,000 EUR per year.
If interior and exterior upgrades are carried out to luxury level, the daily rate may increase to 200–300 EUR, i.e. 1.5–2 times higher. Through simple calculation, the rental profitability of Villa “Valeria” can be increased to 75,000–100,000 EUR per year.
Comparison: a first-line luxury villa is rented at a rate of 750 EUR per day.
